Changes to our criteria*

From Thursday 06 August, we are improving our Affordable Housing range, aligning them with our standard House Purchase and Remortgage products.

This improves our product offering for Shared Ownership and Shared Equity customers who may benefit from:

3 Year Fixed products and a 2 Year Tracker.
3 and 5 Year Fixed or 2 Year Tracker Remortgage products with additional fee options (own conveyancer with cashback option only).

Previous changes to our criteria*

From Wednesday 29 April 2026, we’ve increased our maximum LTV to 85% for customers borrowing on part Interest Only and part Repayment, helping them to potentially borrow more.

Customers can now borrow an extra 10% on a repayment basis. The Interest Only element will remain at a max LTV of 75%.

Where the Repayment Vehicle is ‘Sale of security property’ this remains capped at 60%, with additional lending on repayment available subject to criteria.
From Thursday 29 January, we’ve increased our LTV Limits for Foreign Nationals and added to our acceptable Visa’s list, for customers without Permanent Rights to Reside.

Opening more doors to help them onto and up the property ladder.
- LTV increased to 85% for customers with sole income of £50K and above or joint income of £75k and above
- Deposits now follow the standard deposit policy, including gifted deposits
- Additional types of visas accepted

We’ve changed our Buy to Let policy and now offer Portfolio BTL applications for landlords with 4 or more mortgaged properties
- Customers can have a maximum of 10 mortgaged BTL properties (max 5 with TSB up to £2m total)
- 75% LTV with max loan of £1m
- HMO/Holiday let income – acceptable for 25% of total rental income of background portfolio (none to be mortgaged with TSB)
