Fees assisted legals

Fees assisted legals are provided through TSBs nominated firms of conveyancer up to a maximum loan size of £1 million.

Additional costs may become payable for additional fees such as; change of name, transfer of equity, deed of postponement, any additional costs in relation to leasehold properties, acting in or discharging help to buy arrangements, discharging shared equity arrangements. This information must be given directly to the acting conveyancer.

Fees assisted legals are not available for remortgages which involve acting in ongoing shared equity or shared ownership arrangements.

Additional remortgage conveyancing fees

We offer a free legals service provided by LMS for remortgage customers. This includes basic professional fees and standard costs only. Sometimes there may be extra client fees for work outside of the standard service such as transfer of equity or satisfying special conditions in the mortgage offer.

Product fee

If a product fee is added to the loan, it will be included in the affordability calculation. It can be added to the mortgage on completion, but interest will be charged on it. All fees are charged interest from the day of completion unless they are paid within 30 days of being added to the mortgage account, in which case the account will be adjusted so that no interest is charged. For Rate Switches, the 30 days applies from the new product start date. After completion the mortgage fee cannot be refunded.
