FOR THE USE OF MORTGAGE INTERMEDIARIES & OTHER PROFESSIONALS ONLY

Dependents

A dependent is anyone who is financially reliant on the applicant and who is not a party to the mortgage. For example, a dependent may be a child, adult or elderly relative. All dependents need to be recorded in the dependents field within Mortgage Pro under applicant 1.

Where a child lives/stays with the applicant(s) part time and maintenance is being paid, the maintenance must be deducted as a commitment and the child needs to be recorded in the dependents field within Mortgage Pro under applicant 1.

Where a child does not live/stay with the applicant(s) and maintenance is being paid, the maintenance must be deducted as a committed expenditure. However, the child does not need to be recorded as a dependent.

Where the applicant(s) has foster children, they should not be keyed as dependents.

Ukraine refugees living in the property should not be keyed as dependents.

Examples

Dependent Spouse

If the applicant's spouse/partner is not party to the mortgage and is financially dependent on the applicant, they need to be keyed as a dependent. For example, they are a house person without an employed income.

Dependent Relatives

Where a relative (e.g. elderly parent) resides at the property and isn't party to the mortgage they need to be keyed as a dependent if they are financially reliant on the applicant.

Where the applicant supports an elderly relative who doesn't reside at the property (e.g. living in a care home) then they would not be keyed as a dependent but the costs instead need be keyed under Committed expenditure.

Grown up Children Living at Home

Grown up children need to be keyed as dependents where they reside at the property and are financially dependent on the applicant (e.g. they are unemployed or still in full time education). Where the applicant is incurring additional costs due to the child's education (e.g. university fees) these must be keyed separately under Committed expenditure.
