Availability

  • Available to both purchase and remortgage customers.
  • Maximum of 4 applicants.
  • Maximum loan size of £1 Million (£500,000 where LTV exceeds 75%).
  • Maximum 80% LTV.
  • Available to UK residents only (BFPO personnel permitted).
  • Applicants must have permanent rights to reside in the UK (with the exception of EEA and Swiss nationals with pre-settled status).
  • Applicants must have resided in the UK for the past 12 months.
  • Not available to first time buyers (Any applicant).
  • First time landlords allowed.
  • Non owner occupiers allowed.
  • Minimum age at application - 25 (Both applicants).
  • Maximum age at the end of the term is 80
  • Maximum term is 40 years.
  • Minimum property valuation - £50,000.
  • Minimum term 5 years
  • The applicants must have a minimum income per application of £25k per annum*. For joint applications this can be a combined income (e.g. Applicant 1: £15k, Applicant 2: £10k).
  • Self employed - Applicant must have owned the business for a minimum of one year.
  • We will lend to landlords with a maximum of 3 mortgaged Buy to Let properties, held in the customers personal name, limited company, or any other legal entity, either with TSB or other lenders.

* Acceptable income: Basic PAYE income / Retirement income / Self employed income (latest years income)

Other types of income such as child support, maintenance and bonus are not acceptable to meet the personal income requirements.

Rental income from other mortgaged or mortgage free properties is not acceptable and must not be included as part of the customers minimum personal income.
